Services Overview

We can provide a full range of services up to and including an involvement during the construction. Depending on the type and size of the project, clients might instruct us to carry out all work stages (a ‘Full Architectural Service) or selected stages, carefully tailored to the client’s needs.

Initial Consultations, Feasibility Studies & Measured Building Surveys

It is most important to start with a clear project brief and initial assessment of applicable planning policy. In parallel, we can carry out an accurate measured survey of the existing building and immediate surroundings (using the latest digital surveying equipment) from which we prepare accurate drawings of existing buildings. If required we can undertake further site analysis to reflect aspects of local character (Conservation Areas etc.).

Sketch Proposals and Pre-Application Planning Enquiries

Before any formal planning applications it is sometimes advised to undertake an informal approach to the Local Authority. This is known as a 'Pre-Application' (Pre-App) phase. It is useful in establishing constraints and opportunities. On occasion, we advise involving a Planning Consultant to bring specialist skills alongside our sketch proposals and development options.

Scheme Design and Planning

Detailed design proposals are produced and finalised in consultation with the client. A formal planning application is then compiled, comprising various presentation drawings, supporting information, design & access statements and full co-ordination of specialist work from other specialists (trees, ecology, heritage, flood risk etc.)

Co-ordination of Third-Party Consultants

J.A.P Architects have a strong network of consultants including Structural Engineers, Quantity Surveyors, Land Agents, Heritage experts, Planning Consultants, Landscape Designers and many others.

Detailed Design and Building Control

Following planning consent, our technical team prepare a comprehensive package of technical working drawings, with sufficient detail for prospective builders to price and work from. This package of drawings and specifications is also used as the basis of an application for Building Regulations approval.

Production of Information and Project Tendering

For many projects we also produce Construction Layouts, large scale Details and further Specifications. We can also produce fully detailed packages for a formal tender process — co-ordinating this process to the point of contractor selection.

Building Contracts and Construction Stage Services

Our full service includes assistance with client-builder contracts, co-ordination of construction phase drawings (often in consultation with a quantity surveyor), attending and chairing progress meetings, site inspections and final handover etc.
